First Home Buyers

Just starting out and not sure how this all works? No worries! We are here to help. As a first home buyer, we will help you obtain finance from a bank to purchase your first property. Features of a mortgage such as the size of the loan, loan term, interest rate, method of paying off the loan and other characteristics can vary considerably. Investment Loans

If you are wanting to purchase a property for investment, or refinance your current investment loan, we help structure this to make the most of your assets and finances. Perhaps you wish to borrow against your home or an existing investment property to purchase shares or make other investments. We can work with your accountant and/or financial planner to ensure your loan is set up to meet your specific needs.  We have access to competitive loan options that can help you maximise your investment returns.

Self Managed Superannuation Fund
(SMSF) Loans

This is another investment strategy whereby  you create your own Superannuation Fund.  You can roll over an existing retail super fund into this new entity, with the assistance of an accountant and/or financial planner.  In addition to having control over what shares, etc are obtained, it's another way to purchase an investment property. 
One of the benefits is the ability to leverage the current fund balance with additional borrowing, thus purchasing a higher valued asset.  The rental income and your employer (or self-employed) superannuation guarantee contributions are assessed for borrowing capacity.  

There are only a few non-bank lenders who provide this type of specialised finance.  In addition, there are several additional rules around SMSF lending relating to this structure so an experienced mortgage broker is a great resource for you.

Variable & Fixed Rate Loans

A variable rate loan can offer more flexibility and features than a fixed rate loan.  The interest rate can be changed by the lender at any time, but often in response to changes the Reserve Bank of Australia makes to the cash rate. Alternatively, fixed rate loans are set at a fixed rate for a specified period – usually one to five years. This gives you the advantage of knowing how much your repayments will be, allowing you to organise your finances without the risk of rising interest rates. Conversely, if interest rates drop during the fixed term, you will not receive this reduction.  There may also be other limitations such as the amount of allowable extra repayments during the term, break costs and access to offset accounts, depending on the bank.  Again, our job is to assess your needs and preferences and tailor a solution that fits.

Commercial Loans

Commercial property and business lending policies and interest rates are rarely found on lenders' websites. Unlike residential home loans, the pricing of a commercial loan can be negotiated based on your background in business and the security to be offered. Bridging Loans

A bridging loan may be necessary to cover the financial gap when buying one property before your existing one is sold. This finance is secured against the existing property (utilising equity) and the new property being purchased. Usually, bridging loans are short term (often 6-12 months) to allow for the sale of the original property and more expensive than other types of loans. There are alternative ways to finance a change from one home to another, so please talk with us to discuss your options.

Asset Finance

Need finance for another large purchase besides your home?
